Two urbanistic issues are addressed in defining the architectonic Project.

The first is the location. The building is situated between avenues Faria Lima and Pedroso de Moraes, important conduits in São Paulo city. The site is basically a confluence of three areas: the well-located Alto de Pinheiros neighbourhood, the bustling Vila Madalena and the adjacent borough of Pinheiros, to which the building adds a flash of contemporaneity. The conviction is that this architecture will prove important to the renovation of the surrounding area as a contemporary reference – an endeavour already visible in the construction of other contemporary buildings there, such as the British Council Institute, FNAC and SESC Pinheiros.

The second issue is co-existence of different functions, integrating business and culture in the same complex: two high-end Office Blocks, a Conference Centre, Theatre and the Tomie Ohtake Cultural Institute. Each unit has its own independent entrance and all five programme elements are interconnected by a 1000-square meter hall with sheet glass ceiling that pools natural light. This hall encompasses art exhibition spaces, a restaurant, bookstore, design store and café. Outside, the surrounding sidewalk is integrated with the entrance hall, comprising a small square that is frequently used in the cultural activities the Institute promotes.

The complex consists of five constructions:

Torre Pedroso de Moraes 1201:
A six-storey office tower.

Torre Faria Lima 201:
22-storey office tower with 620-m2 floors.

Theatre:
Seating capacity for 750. Multiple space, with flexible stage and seating suited to special, experimental and contemporary projects (completion phase).

Conference Centre:
Auditorium, meeting rooms and events halls.

Cultural Institute:
1800 m2 of exhibition space equipped with the technical resources required for all forms of artistic expression. There are nine exhibition spaces in all, as well as a restaurant, shop and bookstore. A large patio unites all these spaces and the access halls to and from elevator foyers of the two office blocks.
